Neighbor Blast

What it is​

Neighbor Blast mails the neighbors of an address. When you add an address to the campaign's mailing list, thanks.io finds the neighbors around it and mails them automatically.

All Neighbor Blast recipients land in a shared list called All Campaign Neighbor Blasts - available for follow-up campaigns.

How to set it up​

  1. Go to Campaigns in the sidebar and open the campaign whose list will hold the source (target) addresses, then click Add action. To start fresh, click New Campaign and make a list such as "Just Listed Blasts".
  2. Who: confirm the mailing list - the list that receives the addresses you want to blast around.
  3. What: pick a creative with both a front and a message, or use Separate front & message. A Street View front works well here.
  4. When: under When someone joins the list, choose Neighbor blast, then set:
    • Days after an address joins the list (1 to 10,000) - how long after an address is added before its neighbors are mailed.
    • Which neighbors - the neighbor type, such as Nearest Neighbors, Absentee Owner, Likely To Move or New Homeowner.
    • Neighbors to mail for each address - 5, or 10 to 200 in steps of 5. Neighbor records are bought for every address added.
    • Street View shows - The address that joined the list (the target property, the default) or Each neighbor's own home.
    • Also mail the address that joined the list - turn on to mail the target address itself too.
  5. Optionally, under After mailing, turn on Move each recipient to another list after mailing and choose a list.
  6. Review: check the summary, name the action, then click Start action (and confirm) or Save paused.
  7. On the campaign's page, use the action's menu → Preview to see how the next card will print.
caution

When Street View shows is set to The address that joined the list, each neighbor's custom1 and custom2 fields are overwritten with the target address. Keep any other data in custom3 and custom4. The Review step repeats this warning.

Adding a source address​

Add the listing or target address to the campaign's mailing list. The action mails its neighbors after the number of days you set.

  • From the dashboard: on the campaign's page click Add recipients, or open the list in Mailing Lists, and enter the address
  • Via CSV upload
  • Via CRM/Zapier integration

Tips & best practices​

  • Keep Street View on the target property (The address that joined the list) for Just Listed / Just Sold and absentee owner sends. Otherwise the recipient (a neighbor) sees their own home, not the listing - confusing and irrelevant.
  • For time-sensitive Just Listed sends, set the days to 1, the earliest.
  • Combine with Move each recipient to another list after mailing to move Neighbor Blast recipients into a follow-up list for a Days After Added drip.
  • Check All Campaign Neighbor Blasts regularly - it's your complete record of everyone reached.

Limits & gotchas​

  • Neighbor searches draw on thanks.io's address data - coverage varies by area.
  • Neighbor records are charged per record, like any other Radius Search purchase.
  • Duplicate Prevention applies, so a neighbor mailed in the last 36 hours is skipped.
  • Buying a Radius Search list yourself - from the dashboard, the API, or Zapier - is covered separately by the 24-hour duplicate purchase window, which refuses an identical purchase rather than charging for the same leads twice.
